SUBDIVISION OF BUILDINGS (DEVELOPMENTS)
Site Surveys has worked with Developers to build units for over 10 years. We work closely with Town Planners and designers to provide expert surveying services and advice on Titling issues.
We always carry out a full site plan - for construction purposes and not just DA. Our Surveyors are well trained to find potential problems, especially on boundaries where it can affect neighbours.
Our Site Plans reinstate boundaries into their final location. Old Title dimensions may not be correct and designing under the assumption that boundaries have not moved can lead to problems.
A Presales plan is our interpretation of how the final Title Plan of the Unit compex will look, including future encumbrances and easements that may be required.
We have prepared plans for over 500 units and work closely with Architects and developers to find Titling issues that may not be apparent at this stage.
An Identification survey with pegs placed at corners gives builders and neighbours confidence that all building works are on the property. The survey should be completed 2 weeks before the builder starts work or after demolition.
Boundary issues are identified with the site plan to enable the developer and Architect to rectify any problems in design or negotiate with the adjoining owner. The boundary survey is part of this “building on the edges” process (retaining walls, new fences, fixing encroachments), often preceding the main building work.
Keep your neighbours and yourself informed and don't allow builders to pull down fences or excavate for retaining walls without notice or survey pegs. The builder’s surveyor may be providing guidance, but without the pegs, your neighbour is uninformed and upset from day one.
Site surveys conduct set out for projects of up to about 10 units, focussing our manpower on smaller projects allowing us to attend site every day. We supply a copy of our Identification plan allowing builders to continue with the construction surveys.
Building Format Plans (BFP)
This title plan is prepared after remeasuring the completed building. The plan shows the entitlements of each individual unitholder showing exactly what was built, not what was designed. Variations are noted and the developer notified. At this point, the DA may need to be updated with the Council to avoid delaying final approval (Plan Sealing) and the issuing of new Titles.
We start the survey about 2 months before building completion and work with the development manager and person preparing the CMS and easements documents.
